There are ten simple steps we employ to get your property working for you. Our fees are based on a percentage the rental value of your property and are highly competitive.

STEP ONE - INITIAL VISIT We will visit your property to establish exactly what is to be let i.e. the type of property, unfurnished or furnished, the length of tenancy you are prepared to grant, and advise on the market rent. We will ask if you will allow pets or children, or if you would prefer tenants who are non-smokers. This is to enable us to cross-reference your requirements with the requirements of prospective tenants making enquiries of ourselves.
STEP TWO - ADVERTISING We will circulate and promote your property to selected enquirers. We may advertise your property in the local newspaper (this is at no additional charge to you) All prospective tenants are asked to complete a Tenancy Application and are interviewed. If they are considered suitable we arrange a viewing appointment.
STEP THREE - VIEWINGS All viewings are arranged by appointment with yourself. We usually accompany tenants on viewings but if you are still in residence you may prefer to show them round personally. If you provide us with keys we will accompany tenants on all viewings if your property is empty.
STEP FOUR - NEGOTIATE RENT We will forward sensible offers of rent as soon as possible. We will negotiate with prospective tenants on your behalf. When it appears that an agreement is near to being made we shall arrange for you to meet the tenants to discuss the finer points of the tenancy.
STEP FIVE - HOLDING DEPOSIT Should an applicant wish to take up the tenancy of your property we will ask for a holding deposit. (This will later form part of the Security Deposit). This formality confirms the applicant’s level of commitment to proceed.
STEP SIX - REFERENCES We shall seek references from employer(s), previous landlord or previous mortgage lender, and character references. We compliment this reference procedure by a home visit to the tenant’s present property. This helps us ascertain their lifestyle. We use MARAS, they provide Rent Guarantee and other insurance products. At this point we shall seek your approval before proceeding further.
STEP SEVEN - TENANCY AGREEMENT We will either prepare our standard Assured Short hold Tenancy Agreement under section 20 of the Housing Act 1988., or provide the necessary details to a solicitor of your choice. If you require a copy of the Tenancy Agreement for your legal advisors we will prepare a ‘Draft Copy’.
STEP EIGHT - INVENTORY In the case of furnished property we advise you prepare an Inventory of the contents and their condition. This is signed by both yourselves and the tenants and is included in the Tenancy Agreement. If the property is unfurnished we suggest a ‘Statement of Condition’ be drawn up and signed by all parties.
STEP NINE - UTILITIES We will send letters, and provide copies to you, changing the gas, electricity, telephone, water rates and council tax into the tenant’s names. In the case of gas and electricity we shall take final meter readings prior to the tenancy commencing.
STEP TEN - RENTAL AND SECURITY DEPOSIT We will collect the balance of the first month’s rental and security deposit and ensure these funds are cleared before the commencement of the tenancy. After deduction of our fee the balance will be sent to you with our financial statement. You will then be deemed to hold the security deposit. We will advise the tenant of your preferred method for payments of future installments of rent.
EXCHANGE OF KEYS This will be kept as simple as possible by either ourselves handing over the keys on the commencement day of the tenancy, or by the tenants meeting you at the property. Our Letting Service is then complete. If you require that we send the Tenancy Agreements to the Stamp Office for payment of Stamp Duty we shall do so on your behalf. It is usually the tenant who pays the Stamp Duty. The commission for the HomeLet Property Service includes all advertising, telephone calls, postage, the cost of preparing Tenancy Agreement if we do it ‘in-house’ (but not the solicitor’s changes if you decide to use a solicitor of your choice), and all out of pocket expenses.
