I referred to this is the July 2014 Newsletter. It is due to become “active” on 1st October 2015. It is now vitally important that you check the identity of every prospective tenant. The responsibility for complying with the requirements is defaulted to the Landlord unless there is a written Terms of Business to the contrary. In the majority of cases it will be simple and straightforward. A simple copy of a UK or EEA passport with a dated declaration will suffice.

If applications are received from non UK or EEA nationals you must refer to the Act or ask me for a copy of my notes to make sure you comply. Failure to do so can lead to a fixed penalty of £3,000.00. Scary.
