Hello and thank you for visiting. We usually have a wide range of properties available for rental and we try to make the whole process of moving as stress free and as inexpensive for you as possible.
It all starts of with the viewing. We will meet you at the property, answer as many questions you ask as we are able to and, if you wish to make an application we will send a Tenancy Application Form to you. When you complete it and return it to us we will advise the owner/landlord of your application and seek their instructions on how to proceed.
Assuming we are instructed to proceed we will ask you for the following fees:- BEFORE YOU MOVE IN
Set up fee (tenant's share) -- £80.00 (inc vat)
This includes referencing up to two tenants, (identity, immigration and visa confirmation), financial credit checks (Our referencing partner is Maras), obtaining references from current or previous Landlords and employers, and obtaining any other relevant information to assess your ability to afford the rent, and negotiation between yourselves and the Landlord.
Additional tenant fee - ( if there are more than two prospective tenants (up to a maximum of four) - £35.00 per additional tenant
Guarantor fee - £0.00
Permitted occupier fee - £0.00
Accompanied check in fee - £0.00
Inventory fee - £0.00
Tenancy Agreement Amendment fee - £42.00 (inc vat)
For instance if you wish to add or remove a tenant from the tenancy agreement this includes negotiating with your Landlord, amending terms and updating your tenancy or providing a new one.
Renewal fee (tenant's share) - £42.00 (inc vat)
This applies only if we are required to negotiate and update your tenancy terms and conditions and if we are required to prepare a new tenancy agreement.
As most of our tenancy agreements create a single tenancy with an initial agreed fixed term of, usually, six months after which the tenancy is allowed to continue as a statutory periodic assured shorthold tenancy, this occurs only rarely.

Lost keys or lock out - in office hours - £0.00 Out of office hours - £30.00 (inc vat) - plus full payment for replacement locks if keys are lost
Unpaid rent or returned payments - £20.00 for any payment made to our rent collection account returned, refused or re-presented
The removal of vermin or infestation if caused by the Tenant - contractor's fee
Blocked drain - if caused by the Tenant - contractor's fee
